The Construction Manager (Arc Bauen) gets involved with the design team at the project inception.
Tenders are then sought for each "trade package" such as ground-work, cladding, electrics, plumbing, brickwork, roofing, tiling, plastering normally over 40 different trades in a typical project.
Arc Bauen then takes on the role of principal contractor, programming the project, liaising with the different trade package contractors and organising payments from client direct to each trade package contractor as required.
For their work, Arc Bauen takes a pre-agreed fee.
There are a number of advantages:
It's less expensive. Construction management has been tested against other forms of procurement where it is found generally to provide savings of around 20% to 30%.
Clients get more practical solution without losing control. The construction manager becomes part of the design team. As such, Arc Bauen can help to steer the design with involvement of the rest of the professional team, to become more advantageous to the client, for example by identifying during the design, less expensive construction methods or by highlighting products that may delay a project due to their availability.
Start quicker and start trading earlier. Construction Management allows complex and demanding projects to start far quicker than these that are traditionally tendered and, in turn, reach practical completion/trading at the earliest possible time.

We work collaboratively with all members of the design and construction team and have almost eliminated work by using the same groups to do the same tasks - they get used to the processes and errors reduce, thus reducing embodied carbon in our projects.

Our air leakage test results for both new buildings and refurbishments often exceed the required standard because the trade package contractors with whom we work understand the importance of getting the details right.
We are always keen to refurbish existing buildings, which invariably results in significantly less embodied carbon when compared to demolition and reconstruction.
Health and Safety
Many organisations claim they prioritise health and safety - and that is indeed true of Arc Bauen. However, we think the facts probably speak for themselves.
Since 2020 we have been inspected and audited by our current competent health and safety advisor - BSG - The Building Safety Group. Over the past 109 (up to June 2023) inspections 74% of them received full marks.
However, we want to drive our performance still higher, so we are striving to achieve even better levels of health and safety on our projects.
